Frankly, I hope you understand that it is still difficult for comprehen whether the site is auspicious or inauspicious.
Overall, what you had mentioned, made sense i.e. with rapid development on the site or land is good as it means that by 10 years time or more, the area would most likely be fully developed.
And from what you had briefly mentioned, there seems to be a good harmony between the river and the hill i.e. the hill is in an embrance with the river. It would be particularly good if the river you had mentioned is meandering and not too straight especially if it is not at the end or near the mouth of it.
Perhaps, in the future, if you can provide some photos it would be nice.
For the hill area, it should not be the only property or if so, there should be sufficient trees etc... else winds blowing directly at a house is not ideal. Especially if it is barren land and offering no protection to the side of the house.
