The fixed Ba Gua template was invented in the mind of one person. Please read the article on him:-

In traditional Feng Shui, it is advisable not to use fixed templates. There are two Compass School methods: Eight House and Flying Star.

Overall, I see that you are trying to apply the `fixed template' which is not practised in the East e.g. China, Taiwan, Hong Kong and Far East countries like Malaysia and Singapore.
In my opinion, the `method' you had mentioned should not be used.
